What affects the time a flat move takes?

Stairs are the biggest factor. A second-floor flat with a narrow, turning staircase takes far longer than a ground-floor one, and heavy items like wardrobes or fridge freezers may need to come apart. Conversions in older stone houses often have the tightest stairs.

Lifts help, but only if they are big enough and free. Measure the lift door and the inside of the car, and check for a weight limit or key. Tall bookcases, mattresses and large mirrors often go more easily by the stairs.

Many apartment blocks and mill conversions have house rules for moves. Common ones include booking the lift, set moving hours, protecting communal walls and using a particular entrance. Ask your building manager or managing agent a week or two ahead.

If you rent, check your tenancy agreement for the move-out terms and give notice in line with it. Arrange the checkout inspection with your letting agent and allow time after the move for cleaning. A well-timed move makes it easier to get your deposit back.

Where will the van park?
